Developers behind a proposed new shopping center say they are hearing from prospective tenants interested in the property.

“We’ve had some bites,” said Josh Simon, leasing representative with Sandor Development.

The company is advertising up to 15 spots, ranging in size from 1,200 to 18,000 square feet, for the parcel of land just west of the Home Depot store in the 7300 block of the Interstate 30 south service road.

The company’s web site said the shops would be available in the spring of this year and Simon hopes to have an announcement soon.

“Check with me in 60 days,” he said.

Sandor Development, based in Arizona, announced in September, 2004 that it was planning to break ground in the spring of 2005 on the Greenville Commons shopping center.

But the developers had said the project hinged on getting a break from the City of Greenville on sales taxes, due to the condition of the property.

The land is the last undeveloped tract where once stood the former Walker-McDonald/Metaldyne plant, which used hazardous materials to manufacture drilling bits and casings for the oil drilling industry.

The developers had asked the City Council to approve a 1 percent rebate of sales taxes generated by the center for 15 years to help offset the costs of additional environmental compliance requirements for the site. The Council refused the request.

The company later decided to go ahead with the development.

“Environmental concerns are always a problem,” Simon said. “That’s why it sat empty for so long. Obviously, we wanted to protect our investment.”

Simon said the company has not had any further discussions with city officials about the issue.

The intersection of Interstate 30 and Wesley Street is the fastest developing area in Greenville. In addition to the Greenville Commons project, the new Hampton Inn and Suites is under construction, and the LaQuinta Inn and Suites and Walgreens Pharmacy opened last year.

A smaller retail development is also being planned for five acres at the southwest corner of Wesley and Traders Road.
