City eyeing possible new ideas for north of downtown

GREENVILLE — City of Greenville officials intend next week to discuss potential changes to the zoning rules north of downtown.

The Planning and Zoning Commission is scheduled to meet in regular session at 5:30 p.m. Monday in the Municipal Building, 2821 Washington Street.

On the agenda is a discussion of the possible expansion of the city’s “Central Area Zoning District” or the implementation of a possible overlay district to the north of the downtown area. There is no action item included under the agenda.

The Central Area Zoning District, which includes the downtown area, covers a mix of a zoning classifications; commercial, retail and residential among them.

In June, the Main Street Advisory Board heard from consultants Freese and Nichols concerning a recommendation involving the boundary of the district.

An overlay district is used to establish alternative land development requirements within a specific area.

Should one be considered for the area north of downtown, the rules under the district would not immediately apply to existing businesses, but would to any future developments which locate within the district.
