The local housing market wrapped up the third quarter of the year in much better shape than where it was at the same point in 2011.
Sales prices increased sharply, as did the number of closed sales according to data posted by North Texas Real Estate Information Systems. Sellers were getting more of their asking price, and the inventory of available homes on the market continues to drop.
Not all of the indicators in the agency’s 2012 Market Watch for Hunt County were listed as positive, as homes have been staying on the market longer.
The report from the agency, which provides information management services to more than 23,000 Multiple Listing Services subscribers, including more than 5,000 real estate offices in North Texas, was released late last month.
The median sales price of a new home in Hunt County as of the end of September was listed at $103,000, reflecting a 21.2 percent increase from the end of the third quarter in 2011.
The average sales price of a home in the county was reported to be $118,641, an increase of 12.3 percent from the figures from one year earlier.
Home sellers received 91.1 percent of their original asking price, up seven-tenths of one percent, while there were 209 closed sales through the end of the third quarter, a gain of more than 31 percent from last year.
There were 532 homes for sale as of the end of September, a decrease of 16.9 percent from the same point one year ago. There was an 8.8 months supply of homes available in Hunt County, down almost 24 percent from the end of the third quarter in 2011.
Homes were on the market in Hunt County for an average of 106 days, up 9.3 percent from the same point 12 months earlier.
